Forino Confident in Coastal SC Growth Plans For Home Building

Forino Plans Significant Growth In South Carolina Low Country

Sinking Spring, Pennsylvania, April 27th, 2017: Ten years after the ground-breaking of The Forino Company’s first community within South Carolina’s Lowcountry, notably the city of Hardeeville, Tony Forino, President of the Forino Company, feels more confident than ever in his Firms strategic plan for growth within the area.

The Forino Company (dba Forino) identified three primary factors for influencing their most recent plan to move forward with increasing Forino’s market share in the South Carolina Lowcountry: (1) local government; (2) land acquisition opportunity; and (3) joint venture home building. Tony Forino and Forino’s Director of Land Acquisition, Scott Sweigart, recently met with Hardeeville Mayor Harry Williams, a Philadelphia native, and other members of the Hardeeville City Council, including Brana Snowden, Planning Director, as well as City Manager, Michael Czymbor. They discussed potential changes to Forino’s Hearthstone Lakes community plans to offer more dynamic housing opportunities for broader consumer budgets than what had been previously planned. Sweigart states, “From the moment we put a shovel in the ground in Hardeeville, SC. we noticed something very special about the local officials and the community that we had not previously experienced in the Northeast. The local government in Hardeeville is much more interested in supporting economic growth by helping businesses reach their strategic goals, rather than act as a roadblock.” With the City of Hardeeville’s support, Forino will be able to offer more diversified housing, with private self-storage for residents of its community, in a reasonable amount of time; something that could take months or even years in areas of the Northeast.

Fueled by the positive experience of working with Mayor Williams, his team, and the community of Hardeeville during the last ten years, Tony Forino issued a notice to his leadership team that their land acquisition goals are heading into the fast lane for South Carolina’s Lowcountry. Tony Forino stated, “After my recent business trip to South Carolina to evaluate land opportunities, and my meeting with Mayor Williams and his staff, I have never been so confident in a real estate market in my life. Now is the time for our company to take the next step because the areas of Jasper County, Hilton Head, Bluffton, and Beaufort offer such a great environment for economic success. It makes perfect sense.”

The first step in that process was to identify a home building alliance. The Forino Company has recently partnered with Village Park Homes, a local homebuilder in the Lowcountry, for a joint venture in Forino’s Hearthstone Lakes subdivision consisting of over 300 total building lots. This arrangement will allow Forino to begin infrastructure for additional phases within Hearthstone Lakes, including the revised plan for a phase of apartments inside a gated entrance with potential self-storage facilities. Village Park Homes will benefit by having the ability to market an established community that lies just outside their primary market area, expanding their brand reach. Additionally, the added revenue from lot sales to Village Park Homes will create additional resources for Forino to purchase and develop one, possibly two new land parcels in the Lowcountry/Hilton Head area by Q4 of this year. Forino will begin marketing these parcels in Spring of 2018.

Following the meeting, Mayor Williams had this to share, “The City of Hardeeville is excited about the recent partnership of The Forino Co. and Village Park Homes. This joint venture will bring much needed work force housing to the City and the region as the City continues to attract new industry and commerce. Hardeeville is ideally situated to capitalize on the growing tourist industry of Hilton Head Island, the industrial needs of the new Jasper Ocean Terminal, and the commercial needs of an expanding population.
